1. Assumption of Risk & Liability Waiver
By signing below, the Renter acknowledges that use of the ranch house and surrounding property (the "Premises") for an event carries inherent risks. The Renter agrees to assume full responsibility for any and all injuries, losses, damages, claims, or liabilities arising out of or in connection with the event, including but not limited to accidents, injuries, or damages to guests, vendors, or any third parties. The Renter agrees to release, indemnify, and hold harmless the Property Owner from any and all claims, demands, damages, lawsuits, or causes of action arising out of or resulting from any personal injury, property damage, or other loss occurring during the rental period, whether caused by the negligence of the Renter, their guests, or any other person. 2. Damage to Property The Renter agrees to be fully responsible for any damage to the property, buildings, fixtures, furniture, landscaping, or other features caused by the Renter, guests, vendors, or contractors during the event. The Renter agrees to pay for any and all repairs or replacements required due to such damage. 3. Compliance with Laws and Rules Renter agrees to comply with all local laws, noise ordinances, and any rules established by the Property Owner.
4. Security Deposit

A refundable security deposit of $600.00 is due DATE: if canceled at least 7 days before the event.

Balance of $ paid in full on Date (before the event).

*Deductions may be made for damages, excessive cleaning, or violations of this agreement.
